Vendors Advocacy....how it works

  

Vendors Advocacy was designed and introduced by ASPC in early 2003. Our mission statement was to ensure the Vendor was " protected " and guided throughout the sale process in an independent and professional manner. We view advocacy as a formula to ensure that there is clarity and a thorough understanding of the information provided to the Vendor. We do not always recommend that you sell. We evaluate all the options throughly before providing advice to our vendors, so that qualified and clear decisions can be made about what maybe the Vendors primary asset.

Not all Real Estate Agents are the same. This is true also for Vendor Advocates. There are a number of high profile advocates that apply a level of pressure to the vendor not unlike that of a selling agent who has been engage to sell their property. Not all Advocates negotiate in the best interest of the Vendor but use scare tactics to leverage what can be at times poor decisions, particulary in relation to the acceptance of offers and contract conditions.

ASPC has held true to our original concept to provide, independent, non pressured advice that is made clear to all parties before a recommendation to sell is suggested or recommended. After all the property belongs to you.

  

  

Agent Selection

  

  

There are good, better and best Real Estate agents. As with every business or service you are likely to utilise through life there are varying levels of professionalism and expertise. Our selection criteria is based upon making the best recommendation of a selling agent that meets the requirements of your circumstances. Often Vendors focus on commissions as being the benchmark by which to select an agent. This can be a fatal mistake. Your property or home may be the largest asset you poccess entrusing it to someone who is unable to negotiate a reasonable fee for service is more than likely unable to negotiate the highest price for your property.

The difference between an average negotiator and a top negotiator can be the difference between an average result and and excellent result.

At ASPC our selection criteria ensure that the recommendation made to you has been thoroughly researched and tick all the boxes before our recommendation is made.

They may not always be the cheapest commission but we are looking for excellence in service and results than saving perhaps $500.00 in commission.

  

Negotiating Commissions

  

This is possibly one of the most difficult parts of selecting an agent. We have all heard the expression "You get what you pay for". Well it's true with almost every goods or services you buy. So it is with Real Estate. We have heard on many occassions " We were able to negotiate a really cheap commission " that well may be, but ask the question " Who have you hired to sell perhaps your most valuable asset ?"

We can also get you the cheapest agent.

The importance of this part of the agent selection comes back to, who have you hired.

There are good agents and there are ineffectual agents, there are top line negotiators and there are poor negotiators. The difference between selecting the cheapest agent and an agent that may charge slightly higher, can be the difference of $1000's of dollars to the end sale result of your home.

ASPC by undertaking a stringent selection process, want the best agent, not the cheapest. 

Whilst we undertake this selection process we will divulge the various commissions and marketing costs that have been submitted to us from the agents we have selected to interview, so that you are aware of the differences within the market place.

  

Assessing Marketing Costs

  

Marketing of your property is a vital component to the overall success of the sale campaign. It is however important to " keep a lid " on the advertsing expenses. There are many agents that will propose lavish and extremely expensive marketing campaigns.

ASPC will appraise these proposals and make recommendations to make sure that we instigate a satisfactory and effectual marketing campaign without overspending.

The costs associated with advertising and marketing vary greatly from suburb to suburb and market to market. We will be able to guide you to ensure your property is receives sufficient exposure in the market to effect a successful sale result.

  

Providing Independent Advice

  

ASPC are Advocates. Our role is to work with an agent to gain the best sale result we can. To do this we endeavour to provide you with clear and precise information so that you the Vendor can make informed decisions. We act in association with the selling agent, but provide our view of the agents advice that is provided to you. We may not always agree with the selling agent, in these circumstances we inform you of our concerns and seek your instructions so that negotiations and progress of the sale of your property can move ahead in a positive way.

Should we reach a point whereby the selling agent is not serving your best interests, or you have issues with the selling agent we will take care of these situations, so that the stress is removed from you, after all that is why you have hired an Advocate to look after your interests.

  

Sell or Not to Sell... That is the Question ?

  

There will be times when we wil recommend not to sell. If we believe the price or conditions of a contract are not favourable for you to consider we will tell you... up front. We will become actively involved in the negotiation to ensure whatever offer is being presented to you is the best case scenario. If we consider that situation not in your best interests we will advise you against acceptance.

We will continue to work with the appointed agent until we reach a position where we are confident the offer presented to you is the highest and best offer we consider you will receive.

We will seek and respect your instructions and position at this point.
